Mixed Property Portfolio – 7 Local Authorities

Lawlor Management successfully delivered a nationwide refurbishment programme involving 17 residential units across a mixed property portfolio for our client. The units were located in multiple counties—Dublin, Kildare, Wicklow, Waterford, and Offaly—and handed over to seven local authorities. Despite the added complexities of working through the Covid-19 period, the project was completed on time and to a high standard.

Property Portfolio

The portfolio consisted of:

8 x 2/3 bed apartments

9 x 2/3 bed houses

Scope of Work

Comprehensive refurbishment and fit-out works were undertaken on all properties, including:

Building fabric upgrades, internal drylining, and attic insulation

Replacement of external doors and windows

Installation of passive ventilation and airtightness improvements

Complete bathroom upgrades

Firestopping works throughout units and common areas

Electrical and heating system upgrades

Domestic and landlord fire alarm system enhancements

Tanking and resurfacing of balconies where applicable

Roof repairs and restoration of rainwater goods

Remedial works to foul and surface water drainage systems

Full fit-out: kitchens, flooring, window blinds, furniture, and appliances

Energy Efficiency

All works were carried out in line with SEAI standards under the Better Energy Homes programme, significantly improving the energy performance of each unit.

Project Delivery

Delivered during the height of the Covid-19 pandemic, this project required detailed planning, strong client coordination, and close collaboration with multiple local authorities to ensure a safe and efficient execution.

Project Handover

Each of the 17 properties was handed over in turn-key condition to the respective local authorities, fully refurbished, energy upgraded, and fire-proofed. The success of this project reflects Lawlor Management’s national capability and strong working relationships with local government partners.
