Renovation and Refurbishment of 13 nr apartments and duplexes at Basin Court, Basin Road, Tralee, Co. Kerry

 Project Overview
Lawlor Management carried out the renovation and refurbishment of 13 residential units at Basin Court, Basin Road, Tralee, Co. Kerry. Commissioned by Opalage BC Ltd, the project involved 6 apartments, 6 duplex units, and 1 three-bedroom house within a mixed-use development of apartments and dwellings. 

 Scope of Work
The comprehensive refurbishment included: 

• Building fabric upgrades including cavity pumping and attic insulation 

• Replacement of external doors and windows 

• Installation of passive ventilation systems and airtightness improvements 

• Remedial firestopping works within all units 

• Upgraded electrical and heating systems 

• Modernisation of both domestic and landlord fire alarm systems 

• Tanking and re-surfacing of rear balconies 

• Repairs to roof structures and rainwater drainage 

• Re-surfacing and relining of front parking areas, including new wheelchair accessible bays and drop kerbs 

• Internal fit-out with new floor finishes, window blinds, kitchens, furniture, and appliances 

Additionally, 5 two-bedroom ground floor apartments were fully reconfigured and converted into one-bedroom, wheelchair-accessible units with disabled wet rooms, requiring a complete realignment of their original layouts. 

Energy Efficiency
All energy efficiency works were undertaken in line with SEAI’s Better Energy Homes programme, improving comfort, safety, and long-term energy performance. 

Project Handover
All 13 properties were delivered in turn-key condition, fully refurbished and fire-proofed, and handed over to Kerry County Council. The project reflects Lawlor Management’s expertise in accessible design, phased delivery, and successful collaboration with local authorities.
